Although, unlike brick-and-mortar residences, static caravans depreciate in value over time in much the same way as motor homes and cars – as newer models are introduced, older ones begin to lose their value. There are, however, a number of steps which can be taken to retain a good resale value and maximise the return on investment.
The condition of the static caravan is one factor which has possibly the most significant impact on its resale value. The better the caravan is looked after and maintained, the more likely it is to retain its value.
For many, it is tempting to modify the original static caravan furnishings, for some, it is a question of personalising the space and putting their own stamp on it or to renovate and modernise the existing accommodation. Although it seems logical that any improvements would be beneficial towards the value of the caravan, unfortunately, this is not the case – any modifications or alternations actually have a negative impact on the resale value of the static caravan. Modifications can include anything from minor alterations such as changing the decoration scheme, to new fitted furniture such as the kitchen units, bathroom, beds, or sofas. This is because fitted furniture is typically built into the static caravan during its construction and any changes can leave gaps or holes which may only be visible upon closer inspection.

In order to keep your static caravan in tip-top condition and help it retain its resale value as much as possible, maintenance should be performed regularly to fix anything which could potentially damage the caravan.
Damp can cause serious damage, it can quickly spread and become out of control if it is not dealt with promptly, this can result in costly time-consuming repairs such as permanent damage to soft furnishings, interior paintwork, or wallpaper. Damp can even invalidate insurance claims in some cases. There are several preventative measures that can be taken to reduce the risk of damp.
Kitchen surfaces often become permanently damaged by cutting directly onto work surfaces or by placing hot pans onto the surfaces. This can be easily avoided by using a chopping board and a heatproof mat.
High winds can cause doors and windows to blow open and slam, by fitting catches to the windows and using a doorstop wedge, damage to the exterior caused by handle denting can be avoided.
It is also a good idea not to lean any type of bike or other objects against the exterior panels.
At the end of each season, the static caravan should be properly drained down to prevent any damage. This ensures that the pipes do not crack during freezing temperatures as well as other types of water-related damage and that the gas and electricity supply are safely disconnected. Some owners prefer to drain down their caravans themselves, whereas others prefer to pay a professional as the least stressful option.
Unless fully galvanised, most chassis will be susceptible to rust and corrosion. Ensuring that the chassis is suitably coated and by following a maintenance schedule can help to prevent any damage.
